

When we reach the grounds of UOA Group’s The Goodwood Residence, where its sales gallery is located, the lush vegetation and completed facilities are the first things we notice, despite the fact that the complex is only around 30 percent complete.
“Our intention was to ensure that the landscape and facilities were completed on time. It is also uncommon to have a sales gallery on the real site, but we did so to offer consumers confidence by allowing them to see what they are purchasing. Frankie Choo, senior manager of sales and marketing, emphasises the need of beginning landscaping early so that the plants are blooming when the residents come in.
The 40-story development, situated on UOA’s 60-acre Bangsar South, provides 678 units with built-ups ranging from 947 to 2,000 square feet. The Goodwood Residence has a gross development value (GDV) of RM600 million, while unit prices start at RM720 per square foot (psf). The project, which was launched in June, has a current participation rate of 40%.
Depending on the size of their unit, residents will have access to two to four parking spaces. The maintenance price is 35 sen per square foot and includes the sinking fund.
Bangsar South has a total GDV of around RM10 billion and is approximately fifty percent developed.
Choo claims that Bangsar South has been separated into two halves. On one side are business properties such as The Vertical Corporate Towers offices and Komune Living, while on the other side are predominantly residential complexes such as The Park Residences.
“The Goodwood Residence is a development with a low population density. We will have two A and B wings. One wing will have eight apartments per level, while the other will have nine.
According to him, the proximity to lifestyle retail shops such as Nexus, The Sphere, and The Village is a convenience for residents. UOA will also construct a connection between The Goodwood Residence and the adjacent Nexus.
“We appreciate consumers’ concerns regarding the area’s traffic. Consequently, The Goodwood Residence will have two entrances: one from behind Nexus and one from Jalan Pantai Permai, which connects to the New Pantai Expressway. There will also be a shuttle service every half hour from 8am to 8pm (Monday through Friday) to and from the neighbouring Universiti LRT station. The closest pickup location is the Nexus main door.”
Everything for everybody
At the entrance to the tower, a family tree and the development’s name are illuminated on a wall of moving water. This, paired with the residence’s enormous size, lush landscaping, and variety of amenities, gives The Goodwood Residence a resort feel. Additionally, there is something unique about this UOA development.
“Compared to our past innovations, we’re targeting a different demographic. “Due to the variety of built-ups we offer, we have multi-generational homes, ranging from 947 square feet for singles or small families to 2,002 square feet with 5+1 bedrooms for the complete extended family of three generations,” explains Choo.
He believes that the multigenerational concept is a timely solution to the rising demand for larger units from family-oriented end-users.
According to Choo, this concept is widespread in Asia but less prevalent in Western nations. As a result of concerns such as a lack of natural and financial resources and the rising demand for childcare and living help for the elderly, more architects and designers throughout the world are now seeking to construct multi-generational homes, he says.
“Even our amenities are built for various age groups. We have a hydrotherapy spa, heated pools, a mahjong lounge, an aqua fit for low-impact activities, and more for the elderly. For children aged nine to sixteen, we provide, among other things, a kids’ splash pool, an adventure zone, and a cycling track that doubles as an adult running trail.
“There is also a 30-meter lap pool, as well as workout and yoga zones for adults.” There are other facilities for people of all ages, such as a discovery pond, garden pool, community garden, and scent garden. We have approximately 40 different types of amenities to accommodate all ages,” explains Choo. He says that amenities are essential for fostering intergenerational relationships.
UOA is committed to the concept of “ageing in place” Choo emphasises. “Each apartment is created with the needs and comfort of senior citizens in mind. The tiles and flooring materials are all non-slip; the master bathroom has sliding doors and a bench for the elderly to sit on while showering, as well as a non-stepped floor for enhanced safety; and the corridors are wide enough to accommodate a wheelchair.”
Increasing its appeal to investors
Additionally, The Goodwood Residence targets investors. “Bangsar South has a workforce of 30,000, and its position is crucial and accessible, with an LRT station close. “Therefore, there is also a need for rentals,” explains Choo.
The apartments will be partially furnished with furnishings and closets. Choo feels this will increase their appeal to potential investors. “They will have fewer tasks to complete in order to rent out the flat. Additionally, we have tenants who are married and/or have children.
Choo asserts that The Goodwood Residence will provide its occupants with a resort-like, nature-inspired environment in the heart of the city, thanks to its lush landscape and recreational amenities.
